Buying Direct from the Builder: How It Works and What You Save
Most people don't think twice about how home sales work. You find a house, your agent talks to their agent, everybody gets a cut, and you write a very large check at a closing table surrounded by strangers.
It's just how it's done. Or so you'd think.
At Temple View Commons, we do it differently. We sell our homes directly to you — no listing agent, no buyer's agent commission baked into the price, no extra layers between the people who built the house and the people who are going to live in it.
It's a simpler way to buy a home. And once you understand how it works, you'll wonder why more builders don't do it this way.
What "Buyer-Direct" Actually Means
In a traditional home sale, the purchase price typically includes a commission split between two real estate agents — usually around 5 to 6 percent of the sale price. On a $400,000 home, that's $20,000 to $24,000. That money comes from somewhere, and most of the time, it comes from you.
Our buyer-direct model removes that layer. You work with us directly. We walk you through the homes, answer your questions, handle the paperwork, and coordinate closing. We also provide a legal review of the purchase agreement so you're protected throughout the process.
No one's getting a commission on either side. Which means the price you see is the price of the home — not the price of the home plus the cost of selling it.
So What Happens Instead of Using an Agent?
Here's the honest version: most of what a real estate agent does on a new construction purchase, we already do ourselves.
We know the homes because we built them. Every floor plan, every finish, every detail — we can walk you through it because we chose it. We're not reading a spec sheet someone else wrote. We're telling you why we picked quartz over granite, why the mudroom is where it is, why the ceilings are the height they are.
For the legal and financial side, we coordinate with a title company and provide access to a legal review of the contract. You'll also work with your own lender if you're financing, just like any other home purchase. The process is the same — the difference is fewer people in the room and less money changing hands.
What You Save
The math is straightforward. If you eliminate the traditional commission structure, those savings can either reduce the price of the home or get reinvested into better materials, better finishes, and better construction.
We've done both. Our homes come standard with things that are upgrades in most new builds — metal roofs, quartz countertops, oversized patios, energy-efficient insulation, walk-in tiled showers. Those aren't add-ons. They're what we build because we don't have to pad the price to cover somebody else's fee.
Is it the only reason our homes are built the way they are? No. We'd build them this way regardless. But the direct model gives us more room to put money where it matters — into the house itself.
But What If I Want to Bring My Own Agent?
Fair question. Some buyers feel more comfortable with representation, and we get that. You're welcome to work with an agent if you'd like. Just know that because we don't build agent commissions into our pricing, we don't pay buyer's agent commissions. If you choose to use an agent, their fee would be between you and them.
Most of our buyers find that once they sit down with us and walk through the process, they're comfortable going direct. But it's your call. We're not trying to talk anyone out of anything — we just want you to understand how it works so you can make the best decision for your situation.

We're a father-and-son team. Rob and Weston. Between us, we've got decades of building experience and a pretty simple philosophy: build homes we'd want to live in, sell them honestly, and cut out anything that doesn't serve the buyer.
The buyer-direct model fits that. It keeps things clear. You know what you're paying for. We know who we're building for. There's a handshake quality to it that feels right, even when the paperwork gets thick.
The truth is, buying a home is one of the biggest financial decisions most people will ever make. We think that decision should come with as few unnecessary costs as possible. And we think you should be able to look the person who built your house in the eye and ask them anything.
